Case Study
Laira Street
Our belief is that, where a property is fundamentally sound with no structural issues such as chronic damp or subsidence, it is capable of refurbishment, renovation or renewal.
Houses condemned for demolition can, relatively cheaply, be refurbished to provide high quality family housing in sustainable locations and let to those in acute housing need. For the £20,000 it would cost to demolish a terraced property, we fully refurbished this family home…
Owned by a Local Housing Association, this end of terrace property situated in central Warrington, Lancashire (one of the Government’s recently announced Enterprise Zones) had lain empty and boarded up for a number of years; becoming a target for local vandalism and crime.
Upon purchasing the property, we undertook an extensive programme of refurbishment and improvement throughout; creating a comfortable modern home, yet still retaining many of its Victorian characteristics and outstanding features. The property received a full electrical re-wire, new heating system and damp-proof course. The upstairs bedrooms were remodelled into two well proportioned double bedrooms and the outdoor space was improved, with timber decking and secure off street parking.
The property took less than eight weeks to complete, using local suppliers and tradesmen all for a total cost of £18,000
An empty derelict property brought back into habitable use for 10% LESS than the cost of its demolition.
